Verify Japanese property records without travelling to Japan

SEIWA LEGAL OFFICE obtains and reviews current registry certificates issued by the Japanese Legal Affairs Bureau. A Japanese judicial scrivener explains the findings directly in English and prepares a clear written report for your internal review, transaction, compliance or background-check process.

Registered ownership

Current registered owner, ownership share, acquisition cause and registration date.

Registered encumbrances

Mortgages, revolving mortgages, attachments, provisional registrations and other recorded interests.

Corporate ownership

Corporate registry review when the property owner is a Japanese company, including the relevant person’s registered position.

What the verification can cover

  • Identification of the land, building or condominium unit
  • Current registered owner and ownership share
  • Registered acquisition cause and date
  • Mortgage or revolving mortgage registrations
  • Registered claim amount or maximum secured amount
  • Name of the registered mortgagee
  • Attachments, provisional attachments and provisional registrations
  • Official property registry certificates
  • Japanese corporate registry certificates
  • Director, representative director or representative member status
  • English verification report and supporting PDF records

Can the registry show the mortgage amount?

Yes, the registry normally shows the registered claim amount for an ordinary mortgage, or the maximum secured amount for a revolving mortgage.

However, this figure is not necessarily the borrower’s current outstanding loan balance. Repayments are not reflected in the registry after each payment. The current balance can only be confirmed from the lender, debtor or loan records. Our report clearly distinguishes the registered amount from the actual outstanding balance.

How it works

01

Scope limitations

This is a limited independent verification based on official Japanese registry records. It is not a property valuation, physical inspection, title insurance product, credit report or full real estate due-diligence opinion. Unregistered leases, occupation, side agreements, source of funds and the actual outstanding loan balance cannot be confirmed solely from registry records.

Why SEIWA LEGAL OFFICE?

The review is handled directly by Emi Suehiro, a Japanese judicial scrivener, administrative scrivener and licensed real estate transaction specialist. Overseas clients receive direct English communication without multi-layer translation. Related services include Japanese real estate registration and Japanese corporate registration.
